Our partnership is set up to provide monthly income, with flexibility for YOU to decide when to start receiving dividends. Investors can start getting paid right away, after just 30 days of investment if desired. How do we do this?

We feel cashflow is king; we have been building a cashflow “moat” over the last 5 years. Our primary source of cashflow is derived from buying and holding value-add real estate. Our secondary source contributes to the growth of the fund, by converting short term profits into more long term assets. Combined, we will continue to build a sustainable income fund while also consistently growing value over time. 

Our Primary Strategy

Gordian manages single-family homes and small multi-unit apartments.
1) We acquire these distressed assets often from banks and foreclosures
2) Fix them up with low cost crews
3) Rent them out at competitive market prices
4) Self manage our properties, gaining economies of scale and low overhead costs

We then keep these properties and manage tenants into perpetuity – most properties are producing rents within 60 days of possession. These properties operate at 95%+ occupancies and 98% + collections through economic cycles. Rental income is then distributed to partners on a monthly basis, creating a secure source of income for years to come. 80% of our assets are allocated to these properties.

Our Secondary Strategy

Our secondary source of income contributes to the growth of the fund, by converting short term profits into more real estate assets. Gordian uses proprietary strategies to produce profits, spanning several asset classes. These short term realized gains are then redeployed to our primary real estate acquisition strategy, growing income over time. Our team has exceptional experience in these market strategies, to execute in a knowledgeable and effective manner.

We retain a 95%+ occupancy rate and 98% + collections on average for properties, and target communities with ample workforce opportunities to draw and sustain tenants. Further, Gordian is able to hold a low cost of debt and a continual funnel of these housing assets.
